This privacy policy explains how The Principal Team ("we," "us," or "our") collects, uses, and protects information you provide through hilltophomesforsale.com (the "Site"). We've kept it as plain-spoken as we can. If anything's unclear, contact us at team@principalteam.com or 720-408-7409.

The short version We collect only what we need to help you buy or sell a home. We don't sell your information. We don't share it with marketers or data brokers. You can request access, correction, or deletion of your data at any time.

We do not use your information for advertising profiling, and we do not sell your information to data brokers.

iii.Who we share information with

We share information only in limited, specific circumstances:

We use trusted third-party service providers to run our practice. These providers receive only the information necessary to perform their function, and they are contractually bound to protect your data. Service providers we currently use include:

Legal and regulatory disclosure

We may disclose information when required by law, court order, or regulatory request, for example, in response to a subpoena, to comply with Colorado real estate disclosure rules, or to protect our legal rights.

Business transfers

If The Principal Team is acquired by or merges with another firm, your information may be transferred as part of that transaction. You'll be notified of any such change in ownership or control.

iv.Cookies and analytics

We use cookies and similar technologies to operate the Site, remember your preferences, and understand how visitors use the Site in aggregate.

Types of cookies we use

You can control cookies through your browser settings. Blocking cookies may prevent some Site features from working correctly.

Google Analytics

We use Google Analytics 4 (GA4), a service provided by Google LLC, to understand how visitors interact with the Site in aggregate. GA4 sets cookies on your browser and collects information about your visit, including pages viewed, time on page, general geographic location based on IP address, the type of device and browser you're using, and how you arrived at the Site (e.g., from a search engine or another website). IP addresses are anonymized by Google before storage. Information collected by Google Analytics is governed by Google's Privacy Policy.

You can opt out of Google Analytics tracking by installing the Google Analytics Opt-out Browser Add-on or by using browser-based tracking protection. We do not use Google Analytics data to identify individual visitors, and we do not link analytics data to the personal information you provide through our forms.

Do Not Track signals

We currently honor Global Privacy Control (GPC) and similar opt-out signals where applicable under Colorado law and the California Consumer Privacy Act. Browsers vary in how they implement these signals.

v.How we protect information

We use reasonable technical and organizational safeguards to protect the information you provide, including encrypted connections (HTTPS) for all form submissions, access controls on our CRM and email systems, and secure storage practices. No system is perfectly secure, but we treat your information with the same care we'd want for our own.

vi.How long we keep information

We retain your information for as long as we have an active client relationship, plus any period required by Colorado real estate law and Metro Brokers' record-keeping policies (typically several years after a transaction closes). After those periods, we either delete the information or anonymize it for aggregate analysis.

If you've submitted a form but never become a client, we retain your inquiry information for a reasonable follow-up period (generally up to 24 months) and then delete it unless you've opted into ongoing communications.

vii.Your rights and choices

You have the right to:

To exercise any of these rights, contact us at team@principalteam.com. We'll respond within 30 days. For complex requests, we may need additional time and will let you know.

Colorado residents

Under the Colorado Privacy Act, Colorado residents have additional rights including the right to opt out of the sale of personal data and targeted advertising. We do not sell personal data, and we do not engage in targeted advertising as defined under the act. To submit a request related to your Colorado privacy rights, contact us at the email above.

viii.Children's privacy

The Site is intended for adults considering luxury real estate transactions. We do not knowingly collect information from children under 16. If you believe a child has submitted information through the Site, contact us and we'll delete it promptly.

ix.Changes to this policy

We may update this policy from time to time to reflect changes in our practices or applicable law. The "Last updated" date at the top of the page indicates the most recent revision. Material changes will be noted prominently on the Site.
